Why Diaspora Buyers Need Realtors in Jamaica

As demand for Jamaica real estate continues to grow among the diaspora, industry leaders are urging buyers to seek professional guidance when purchasing property. At a recent JN Group webinar, Securing Your Piece of the Rock, experts emphasized that buying or investing in property in Jamaica requires more than financial readiness—it demands trusted relationships with local professionals.

“You need to have certain property professionals on your side,” advised Elizabeth Stair, real estate broker at JN Properties and former CEO of the National Land Agency. “Start with a realtor, then an attorney‑at‑law, a commissioned land surveyor, and a valuer. Each plays a role in keeping you on the right track.”

The Role of Attorneys and Surveyors in Property Transactions

Gabrielle Grant Gilpin‑Hudson, president of the Realtors’ Association of Jamaica, explained that working with a realtor is free to buyers, since commissions are paid by the seller. She cautioned against engaging multiple agents, noting that “loyalty and relationship with one realtor who knows your area of interest will guide you better.”

Legal guidance is equally critical. “Every property transaction is different in Jamaica,” she said. “An attorney ensures documentation protects your interests, verifies licensing, and manages due diligence.”

Mistakes to Avoid When Buying Property in Jamaica

Dwayne Berbick, assistant general manager at the National Housing Trust, reminded buyers that the home‑buying journey should not be rushed. “It’s a journey. Don’t sprint it. Take time to go through the paperwork. If it seems too good to be true, it probably is.”

Karon Lewis, acting business relationship and sales manager at JN Bank, reinforced that success depends on teamwork. “Purchasers must do their part—research competent realtors, attorneys, and bank requirements. Each institution has its own rules.”

Jamaica Diaspora Conference 2026

The May 21 webinar comes ahead of the 11th Biennial Jamaica Diaspora Conference, scheduled for June 14–18 at the Montego Bay Convention Centre.
